Pool & Spa Inspections
Our thorough pool and spa inspection is all inclusive and decks surfaces, pool surface finish materials, electrical components, water features and safe controls and barriers.
Pre-Drywall (Framing) Inspections
There is a complex ballet of contractors involved in the construction of your new home and sometimes oversights occur.  When the house is fully built, you are likely only to see the indications of a problem.  A pre-drywall inspection is the time to verify the installation of critical components and to find deficiencies while they are easy to correct before they are covered by the drywall. Re-Inspections
Once the deficiencies we found in our initial inspection are fixed, you can schedule a re-inspection of the repaired items to ensure repairs were performed adequately. The re-inspections are available in three options:
  • Re-Inspection - Repaired Items (10 or less)
  • Re-Inspection - Repaired Items (11 to 20)
  • Re-Inspection - Repaired Items (21 or more)
Septic Inspections
Septic System inspection is an optional inspection available with your home inspection.  (Pumping not included).
  • Stress Test
    • Operation of plumbing fixtures to stress/test system tank operations
    • Verify operation of baffles, pumps and alarms
    • Ensure no flow restrictions
  • Inspection of system for sanitary hazards
    • Surfacing (surface discharge)
    • Waste backing up into house
  • Inspection of inside of tanks with the use of a camera (if pumped)
    • Damaged baffles
    • Concrete condition
    • Dividing walls
  • Wastewater tracking
    • All wastewater is going to septic and not surface
    • Dye testing performed, if needed
Short Term Rental (STR) Inspections
As property condition inspectors in Austin, Texas area, we also provide Short Term Rental (STR) Inspections for persons needing a certificate of occupancy for their short term rental properties. Short term rental inspections are based on the International Property Maintenance Code. The city of Austin allows TREC licensed inspectors to perform these inspections. Read more
Water Well Inspections
  • Collection water samples for analysis (standard test)
    • Coliform and E-coli bacteria, Nitrate and Nitrite
    • Additional testing per the request of buyer or lender

Note: Lab testing time 7 to 10 business days

  • Visual inspection of well for code compliance
    • Verify setback distances are met
    • Visual inspection of casing height above grade, thickness, condition
    • Visual inspection of well cap seals, vents, screens, overflows, and visible gaskets
  • Ensure proper well and pump operation
WDO (Termite) Inspections
We inspect the perimeter and interior to identify conducive conditions for wood destroying organisms.

We report on any active infestations and any evidence of past infestations or treatments.  We also point out any areas that are conducive to infestation.  This report will include the official "TEXAS OFFICIAL WOOD DESTROYING INSECT REPORT", as well as an online Summary with photos and videos (if applicable).
